☥ Command Overview
The Sentinel watches SAM.gov for federal micro-opportunities (targeting under $25,000) that match the combined capabilities of REIT Service Group and Able Integrated Solutions.

◈ SAM.gov Contract Scanner
Searches SAM.gov Contract Opportunities for active solicitations matching your skillsets. Micro-target: estimated value under $25,000.
◈ Opportunities Found 0
No opportunities in the vault yet.
◈ Capability Skillsets
The combined skillsets of REIT Service Group and Able Integrated Solutions. The scanner matches every opportunity against these pillars. Add your own — they are saved to the local vault and synced to every connected cloud.

◈ Contractor Intake
Bring a GC, handyman, or specialty contractor into the system three ways: scan their business card, extract from their website, or type it in. The Sentinel then builds their due-diligence file, creates their profile, and hunts SAM.gov on their behalf. Open to contractors across Las Vegas and the U.S. Virgin Islands.
◈ Contractor Profiles 0
The participation switch is honored from both sides: either the contractor or REIT may pause it, and the engine immediately stops searching SAM.gov under that contractor's criteria.
No contractors yet. Scan a card or create a profile above.
☉ Service Resource Directory
The main resource page: every contractor currently opted in, with photo and licenses on display.
◈ Projects — Checkpoints & Virtual Inspection
Admin mandates the checkpoints; the contractor proves each one with photos from the field, seen here the moment they upload. Every action is recorded in the work's ledger.
◈ Active Projects 0
No works yet.
◈ Messages
Direct messages between REIT and each contractor. One check = sent; two gold checks = read. With a cloud connected, messages travel between devices about every twenty seconds.
◈ HUBZone Readiness — SBA Certification Tracker
The SBA's HUBZone program sets aside federal contracts — plus sole-source awards and a 10% price preference in open competition — for small businesses rooted in underutilized areas. Both of REIT's markets matter here: downtown Las Vegas contains qualified census tracts, and U.S. Virgin Islands locations qualify broadly. Check the exact addresses on the official map. The gauge below moves in real time as items are checked off.
◈ Steps Remaining
◈ The Rules, Plainly — Current as of the January 2025 Final Rule
The four pillars of eligibility (13 CFR 126.200): (1) the company is small under the SBA size standard for a NAICS code in its SAM profile — SBA accepts your SAM size representation unless something contradicts it; (2) it is at least 51% owned and controlled by U.S. citizens; (3) its principal office — where the greatest number of employees perform their work — sits inside a HUBZone on the official map; and (4) at least 35% of employees live in a HUBZone.
Who counts as an employee: anyone working 10+ hours per week during the four-week review window, including part-timers and leased workers. Residency now means living in a HUBZone for 90 days before review (reduced from 180). SBA looks at the driver's license address first. Up to four "legacy" employees who lived in a HUBZone when hired but later moved can still count — as long as at least one current employee is a HUBZone resident.
What changed in January 2025: recertification moved from every year to every three years, but the trade-off is stricter timing — the firm must be eligible on the date of each offer for a HUBZone contract, not just on its certification anniversary. After winning a HUBZone contract there is a rolling 12-month grace period to bring residency back to 35%. Material changes (mergers, moves, big staffing shifts) must be reported to SBA within 30 days, and SBA may examine firms unannounced.
A quiet advantage for REIT: buying a building, or signing a lease of 10 years or more, on a HUBZone address locks in principal-office status for up to 10 years even if the map later changes — a natural fit with the Fremont corridor strategy. The current map runs on 2020 Census data (effective July 2023) and next redraws in July 2028.
The prize: HUBZone set-aside and sole-source contracts, a 10% price evaluation preference in full-and-open competition, and a government-wide goal of 3% of all federal contract dollars to HUBZone firms. Apply and manage everything at MySBA Certifications; verify addresses on the official HUBZone map.
◈ Delegations — Offers Sent to Contractors
Results reach REIT first. From the Contract Scanner, Delegate sends a contractor only the working details — site, agency, scope, timetable — never the procurement source. Track every offer here.
| Contractor | Offer | Due | Status | Actions |

◈ Accounts Payable — Paying the Trades
The house terms: our customer typically pays REIT about 30 days after the work; REIT pays every service provider within 45 days after the final checkpoint is approved. This hub tracks every completed job from approval to payment — nothing owed gets forgotten.
| Contractor | Job | Completed | Pay By | Amount $ | Method | Status |

◈ Team — Accounts & Access
Create a login for every board member and contractor from this computer; it works on every device instantly. Board members receive results and the 3-hour email alert. Contractors see only their own offers, jobs, and messages.

◈ Service Provider Agreement
Read the agreement below. Once signed, your service-provider profile and work offers unlock. You may download a PDF copy at any time — including for your attorney's review.
◈ Cloud Sync — Multi-Cloud Backup
REIT can operate from multiple clouds at once. Register each server or cloud below; the Sentinel pushes its entire vault (settings, skillsets, opportunities, documents log) to every enabled endpoint. If this file is ever replaced or updated, restore from any cloud and nothing is lost.
◈ Registered Clouds 0

◈ Settings, Integrity & Updates
Balance and truth. Your data lives separately from the program code, so the Sentinel can be updated without losing its memory or its connections.
◈ Vault Backup & Update Procedure
How to update the Sentinel without losing anything
- Export the vault file (button above) or confirm a recent cloud sync — this holds every setting, skillset, cloud connection, and found opportunity.
- Replace this HTML file with the new version.
- Open the new version and Import the vault file (or Restore from Cloud). The schema number lets newer versions upgrade older vaults automatically — the vault never has to match the program version.
